How We Invest
K Shaver Properties acquires and holds residential rental properties in strong, growing markets. We are long-term operators — not flippers, not speculators. Every deal is underwritten conservatively with a focus on cash flow from day one.
Our current portfolio is debt-light: the majority of our doors are unencumbered. As we deploy capital into expansion markets, we use DSCR financing to scale efficiently — qualifying on property performance, not personal income.
Our target markets share a common profile: job growth, population inflow, landlord-friendly regulation, and rent-to-price ratios that support strong cash-on-cash returns. We underwrite to a minimum 1.25x DSCR and target 8%+ cash-on-cash.
The “30 by 30” goal — 30 doors by 2030 — is not a marketing slogan. It is an operational commitment with the capital, the structure, and the pipeline to back it up.
